The portal is not the enemy.

Zillow, Realtor.com, Redfin, Homes.com, MLS feeds, and brokerage sites are important distribution surfaces. Buyers use them. Agents should not pretend those pages do not matter.

The strategic question is whether the agent owns a campaign destination that can carry their story, contact path, QR tracking, documents, video, and seller proof.

A portal link does not organize the launch.

A portal page is not designed to generate the agent's flyer, open-house QR code, social assets, video, document vault, and seller update. A dedicated listing page can become the source of truth for those assets.

That gives the agent more control without replacing portal exposure.

Use both, but give the campaign one home.

The cleanest approach is to let portals do what they do well while every agent-controlled asset points back to the dedicated property page. That creates a consistent buyer experience and cleaner measurement.

A campaign needs one home base.
